So exactly what are epoxy floor coatings? Epoxy floor coatings are usually two part solids based, solvent based or water based. Epoxy flooring consists of a Resin part and a Hardener part, much like epoxy glue. Regular garage floor paints are one part oil based or water based. High quality epoxy floor paints are neither one part, oil based nor water based and all epoxies are not the same and you need to know why so you don't have to do your floor a second or third time.
If you are like most people you most likely have never dealt with epoxy paints before and simply consider it just another category of paint like a semi-gloss or an enamel.
Placing epoxy flooring in the same category as conventional garage floor paints is like saying a Volkswagen Beetle is the same as a Ferrari because they are both cars.
An epoxy floor coating is usually a two part coating that you mix together rather than a single component. An epoxy floor coating will adhere to your garage floor or any concrete floor for that matter way better than any conventional oil based, water or enamel paint, think epoxy glue type adhesion vs duct tape adhesion. A good epoxy floor coating when cured is just about stain proof and cleaning it is similar to cleaning your Teflon pan.

We've done every type of floor there is with every type of product ever invented so we know exactly what works and what doesn't work and it's a reason why we are the largest online epoxy flooring sellers.
What does that mean? The part that evaporates is either solvents in the case of solids paints or water in the case of water based epoxy paints. The lower the percentage of solids the lower the quality is a good rule of thumb, with water based paints being the lowest quality.
If you see a WB in the product name or part number it's water based. Never have been never will be. Same with Cycloaliphatic Epoxies which are a cost saving Hybrid Epoxy that wear prematurely and yellow. Polyurea coatings are similar to lower percentage solids epoxies with similar performance issues.
We classify these as glorified concrete sealers. One thing we know for sure is that all the one part epoxies we've tried don't work. They tend to be thin, difficult to work with and not a good idea when using color flakes.
They're thin to begin with and then when you broadcast flakes onto them the flakes displace some of the epoxy underneath them leaving you with an even thinner coating on the concrete. In heavier flake applications the flake can actually sink down onto the concrete meaning you have little to no epoxy on the concrete.
This is why we don't use color flakes with our commercial coating. The base coat is designed to be a little thinner to soak into the concrete and it works great for what it's designed for. But it doesn't hold flakes well and we don't want flakes displacing any of the coating.Use it to create a gorgeous, showroom-quality finish that'll be easy to keep clean.
Best of all, it cleans up nicely with soap and water. Beautify interior and exterior horizontal masonry surfaces like concrete steps, walkways, garage floors, laundry rooms, and basements. Grease, wax, and oil should be removed by scrubbing with a heavy duty detergent in warm water. Rinse thoroughly with clean water and allow the surface to dry. Using a pressure washer? Do not use on a pressure setting above psi, to avoid damaging the concrete.
Remember, concrete acts like a sponge. Pressure washing and general cleaning may trap residual moisture in the concrete. Remove it after 24 hours. If the floor side of the plastic or foil is damp, allow additional drying and repeat the test. A dehumidifier or fan may help to eliminate any residual trapped moisture. If you see white, powdery, crystal-like deposits on the surface, they are naturally-occurring, water-soluble salt compounds in the masonry, pushed out by water intrusion.
When the water evaporates, the salt residue remains. Properly prepared concrete should look and feel like medium grit sandpaper. If the concrete remains smooth, repeat the etching procedure. You can test the concrete porosity by sprinkling a few drops of water onto the surface in several areas.
If the water is readily absorbed, you are ready to apply the coating. If it beads or sits on the surface, additional cleaning and etching is needed. Rinse thoroughly with clean water and allow the surface to dry for 24 hours.
Patch all holes and cracks with a suitable cement-based patching compound. Be sure to smooth the patch evenly. Allow the patched area to dry thoroughly. Old, Weathered or Previously Painted Surfaces Remove peeling paint and clean as above in surface preparation section. Mildew should be removed using a suitable mildew remover. Allow the surface to dry completely. Glossy painted surfaces must be dulled or sanded to improve adhesion. Do not etch painted surfaces.
Do not thin the product.
Apply an even coat using a three-eighths-inch nap roller or nylon polyester brush. Do not paint in direct sunlight or apply to a hot surface. Provide good ventilation for normal drying. Allow the first coat to dry for 4 hours prior to applying the second coat. High humidity and low temperatures may require longer drying times. The second coat should be applied in a cross direction to the first coat to achieve color uniformity.

Off white is another color you need to be careful when ordering. It's a beautiful color but doesn't cover as well as other colors. So you get two pigmented coatings as compared to one pigmented coating and a clear coating for the garage epoxy kits. So you'll have two issues, poor coverage and poor durability! When ordering epoxy floor paint please do not try to order to the exact square footage of your floor. Not the right way to think when going through the time, effort and expense to put a showroom high gloss finish on your garage, commercial or industrial floor. Concrete is very much like sheet rock sometimes. Have you ever painted a room in your house and then come back after it dried and the paint has disappeared into the sheet rock? The same can happen with some concrete floors. Every concrete floor is different. Some can be very porous or absorbent and take more material than normal to coat.
Most floors are not a problem for our thick epoxies but there's always the exception. This holds true for any concrete floors whether it's for a garage, commercial shop or an industrial production floor. Another factor that can affect coverage is the texture of the floor. If your floor was finished in a rough broom type finish it will use up more material than normal. So you'll need to plan for that when you make your purchase.
Also if your garage or shop has a curb around the perimeter and you want to finish that with the epoxy floor paint keep in mind these curbs will consume a lot more paint than normal especially if it's block. We recommend taking the square footage of your curb and times it by 1.
